Toronto Housing Market Sees 2% Sales Drop, Average Price Under $1M

The housing market in the Greater Toronto Area experienced a downturn in August, with home sales decreasing compared to last year. This decline was highlighted by a report showing that 5,057 homes were sold in the month, marking a 2.1% drop from the previous year. Additionally, when adjusted for seasonal fluctuations, sales were down 1.3% from July figures.

The average home price also saw a decrease, falling 2.7% to $993,410. This marks a continued trend of price reductions, with the composite benchmark price showing an even larger decline of 4.5%. Notably, this is only the second time this year that the average price has dipped below the $1 million mark, the last instance being in January.

Alongside the drop in sales and prices, the market also witnessed a reduction in new listings. In August, 12,075 homes were put on the market, representing a significant decline of 14.1% compared to the same period the previous year.

Daniel Steinfeld, the president of the Toronto Regional Real Estate Board, commented on the potential challenges ahead for buyers. He noted that if the current trend of tightening inventory continues and prices start to rise, prospective homeowners might face difficult decisions. Delaying a purchase in anticipation of more stable economic conditions could result in having to buy at higher prices in the future.
