The Italian housing market has experienced a notable cooling in its growth rate, as evidenced by the latest statistics for the second quarter of 2026. National figures indicate that house prices across Italy rose by 4% compared to the same period last year. This marks a deceleration from the 5.1% annual increase reported in the first quarter, suggesting a shift in the market’s momentum.

Among the major Italian cities, Turin emerged as a standout with a significant surge in property values. House prices in Turin increased by 8.5% year-on-year, a sharp ascent from the 3.8% growth observed in the first quarter of the year. This robust performance highlights Turin’s growing prominence in the national housing landscape.

Rome also demonstrated strong growth, with property prices rising by 6.4% compared to the previous year. This represents an acceleration from the 5.5% increase recorded in the first quarter, indicating sustained demand in the capital’s real estate market.

Conversely, Milan witnessed a marked slowdown in its housing price growth. The city’s year-on-year increase was just 2.4% in the second quarter, a significant drop from the 7.1% rise seen in the first quarter. This deceleration may reflect changing dynamics in Milan’s real estate market, potentially influenced by factors such as supply constraints or shifts in buyer preferences.
